Terms, privacy, and refunds.

Appeal Packets is a trade name of Falls Road Advisory Group LLC, a New York limited liability company, of 4498 Main St, Suite 4 #1343, Buffalo, NY 14226. We are a private document preparation service. We are not the Cook County Assessor’s Office, not the Cook County Board of Review, and not any government agency. We are not a law firm, and nothing we prepare or write is legal advice.

For $49, we prepare one property tax appeal evidence packet for one home for one appeal window: the home’s assessment record, comparable sales laid out with a note on each, the county appeal entries filled in from the county’s records, and filing instructions. The packet is delivered as a PDF by email, with a download link.

Prepare only. You review the packet, sign it, and file it yourself through the county’s online appeal system. We never sign for you, never file in your name, never speak for you to the county, and never attend hearings. The certification the county asks for is yours to make. Filing with the county is free; we never charge for the filing itself.

No outcome is promised. The county decides each appeal on the whole file. A lower assessed value generally means a lower tax bill, but the amount depends on tax rates and exemptions set later, and we do not state a saving in advance for any home.

A filing with the Cook County Board of Review after an Assessor filing is a new packet at the same $49, built from the same evidence, and we tell you that before you pay for it.

Every order is scored against the comparable sales before a packet is built. The scoring works out the value the sales support, from the middle price per square foot of the five closest matching sales applied to your home’s living area. If that value is not at least ten percent below the county’s figure, or fewer than five usable sales stand behind it, the evidence is weak.

Weak evidence means a full refund of the $49, made the same day the scoring finishes, with a short email saying what the sales showed. The same full refund applies when an order arrives too close to a filing deadline for the packet to be built and checked safely, and when a payment cannot be matched to a property form after we have written to the email on the order. Refunds go back to the card that paid.

Once a packet has been delivered, the $49 is not refundable on the ground that the county later decides the appeal against you; the county’s decision is outside our hands, and no outcome was promised. If we made an error in your packet, tell us and we will correct and resend it, or refund you if the error cannot be corrected in time to file.

Monitoring is $19 a year, sold only on the monitoring page, where the full terms stand before the consent box. In short: $19 is charged at enrollment and $19 on each yearly renewal date, the anniversary of enrollment. The plan renews automatically until you cancel. We email you 15 to 45 days before each renewal charge, repeating the price and the renewal date and stating how to cancel. Cancel by emailing support@appealpackets.com or replying to any of our emails, at any time; cancellation takes effect at the end of the paid year, and there are no partial-year refunds unless stated in writing for your plan. The $19 is our service fee, not a government fee. Monitoring does not include a packet, and no packet is charged for unless you order one.

Packets are delivered within two business days of the order and always at least seven days before the filing deadline for the window. If we cannot meet that timing for your order, the refund rule in section 03 applies instead. Decisions by the county come by mail after the township’s roll is certified; we record the outcome as the county states it and tell monitoring customers what it was.

We hold what an order needs: your name and email, the property address and PIN, the county records we pull for the job, and the packet we build. We use it to prepare your packet, send your confirmation and delivery emails, run monitoring if you enrolled, and keep the job’s record. We do not sell your information. Card payments are handled by our payment processor; your card number never reaches us. The property form asks for no Social Security number, no income figures, and no bank details. Job records are kept with the business’s files; desk email about a job is deleted 90 days after the job is delivered or refunded, and the job folder stays as the record.
