Cook County Assessor appeal · Rich Township
Rich Township property tax appeal. The deadline is December 4, 2026.
Rich Township was reassessed in 2026, and the county’s new values are set from a model, not from your street. If homes like yours have been selling for less than the county’s figure, an appeal with the sales laid out is how you show it. We prepare that packet for $49 flat. You sign and file.
Filing deadline · December 4, 2026
Where it is filed: the Cook County Assessor’s online appeal. Filing is free. Packets are delivered at least seven days before the deadline.
How it works
One home, one appeal window. Payment is by card, through our payment processor.
What counts as strong evidence
We work out the value the sales support from the middle price per square foot of the five closest matching sales, applied to your home’s living area. When that value sits at least ten percent below the county’s figure, with at least five usable sales behind it, the case is strong and we build the packet. Anything else is weak, and weak means a refund. Borderline cases are scored twice before anyone decides. The line does not move during the window.
What goes in the packet is described on the service page. Every figure traces to the county’s records and to recorded sales, and the packet shows its working, sale by sale.
The refund rule, in plain words
Our refund rule
If the comparable sales do not support a value below the county’s for your home, we refund your $49 in full and tell you what the sales showed. We would rather hand the money back than sell you a packet the evidence does not back. The same full refund applies if your order arrives too close to the deadline for us to build and check the packet safely; in that case we name the Cook County Board of Review window as your next chance.
We prepare; you file. We never sign for you, never file in your name, never speak for you to the county, and never attend hearings. The certification on the county’s appeal is yours to make, and the signature line is left for you on purpose.
No outcomes are promised. The Assessor decides on the whole file, not on any one packet. A lower assessed value generally means a lower tax bill, but the amount depends on tax rates and exemptions set later.
Questions, answered
What is the Rich Township property tax appeal deadline?
The Cook County Assessor appeal window for Rich Township closes on December 4, 2026. Appeals are filed through the Assessor’s online appeal system, and filing is free.
What does the $49 packet include?
Your home’s assessment record, recent sales of similar homes nearby laid out with a note on each one, the Assessor appeal entries filled in from the county’s records, and step-by-step filing instructions. It arrives as a PDF by email.
Does Appeal Packets file the appeal for me?
No. We prepare the packet; you review it, sign it, and file it through the Assessor’s online appeal system. We never sign for you, file in your name, or represent you, and we do not attend hearings.
What if the sales do not support a lower value for my home?
Then we refund your $49 in full and tell you what the sales showed. We score every order against the comparable sales before building a packet, and we do not sell a packet the evidence does not back.
How fast will I get my packet?
Within two business days of your order, and always at least seven days before the December 4, 2026 deadline. Orders that arrive too close to the deadline to build and check safely are refunded instead.
What happens if the Assessor says no?
The same evidence can be filed again with the Cook County Board of Review when its window for Rich Township opens. That is a separate filing and a new packet at the same $49, and we tell you that before you pay for it.
Keep watch after this window
Rich Township’s values will move again. Monitoring, $19 a year, watches your assessment record and alerts you when the value changes and before each appeal deadline for your home. It is optional and is sold only on the monitoring page, where the renewal terms are stated in full first.
